Pool: Professional pool maintenance is included in monthly rent. Tenant is responsible for keeping the pool and surrounding area reasonably clean between scheduled services, following all pool safety requirements, and promptly reporting leaks or equipment issues. Tenant may not alter pool equipment, timers, pumps, filters, or chemicals without authorization. Tenant is responsible for damage caused by misuse or negligence. Landscaping: Landscaping service is not included. Tenant is responsible for routine yard maintenance and keeping the property free of excessive debris and pet waste. Utilities: Tenant is responsible for all applicable utilities associated with the property unless otherwise specified in the lease. Insurance: Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage before move-in. Property Rules: No smoking inside the home. No unauthorized pets or occupants. Tenant must maintain the property in clean and sanitary condition. Alterations, painting, installation of fixtures, or other modifications require prior written owner approval. Late Payments: Rent is due as specified in the lease. Late fees apply to payments received after the lease's stated grace period and will be detailed in the rental agreement.
