This is a comfortable, move-in-ready space offering privacy and convenience within an owner-occupied home. House Rules: No parties, events, large gatherings, loud music, or disruptive behavior. Normal visitors are permitted in reasonable numbers. The tenant is responsible for the conduct of all guests. Quiet hours are from 10:00 p.m. to 7:00 a.m. Excessive noise that disturbs the owners or neighbors is not permitted at any time. Only approved residents listed on the lease may live in the suite. No subletting, Airbnb, or unauthorized long-term occupants. Overnight guests may not stay longer without prior approval. No smoking, vaping, illegal drugs, or illegal activities anywhere on the property. Shared pool, laundry, lawn, and outdoor areas must be used respectfully and left clean. No pool parties or glass containers near the pool. Parking is limited to the designated space. No vehicle repairs, storage, or non-operational vehicles. The suite must be kept clean and sanitary. Damage, water leaks, or maintenance problems must be reported promptly. No painting, drilling, changing locks, or other alterations without written permission. Utilities are included for normal residential use. EV charging, high-powered equipment, or commercial use requires written permission. The owners' private areas are not included in the rental and must not be entered without permission.
