While we address normal wear and tear, any damage caused by negligence or misuse is the tenant's responsibility. 3. Rental criteria includes: Good credit rating, no open bankruptcy, no evictions or convictions in past 5 years, proof of employment or monthly income equal to 3 times monthly rent amount and a $35 NON REFUNDABLE application fee. Credit check required. 4. Tenant is responsible for a damage deposit, the same as the first month's rent, as well as a $300 cleaning fee.
