Since we're going to interview you through the application process, I thought it was only fair that I tell you a little about myself first. Full disclosure seems like the best way to start any healthy landlord-tenant-home relationship. So, let's get one thing out of the way, if you're looking for a freshly renovated home with brand-new flooring, sparkling new cabinets, quartz countertops, shiny new appliances and all the latest designer fixtures I'm probably not the house for you. Seriously. I don't want to waste your time. I do have a fresh coat of paint, though. So, I've got that going for me. I was born in 2002 and have been a rental home with the same owners since 2004. Over the years, I've seen some things. Some tenant families have treated me wonderfully. Others well, let's just say they left me with stories I'm not prepared to discuss this early in our relationship. My last family was actually a very nice group of people, but there were four kids and a large dog living here. I'll let your imagination fill in the blanks. I survived. I'm still standing. Builds character. Anyway, enough about my past. Let's talk about what I have to offer. I have three bedrooms, 2.5 bathrooms and roughly 1,600 square feet spread across two stories. All three of my bedrooms are upstairs, along with the laundry room. This arrangement has a couple of advantages. First, when you have guests over, they can hang out downstairs without wandering through the private areas of your home. Second, your laundry is on the same floor as your bedrooms, which means no hauling baskets of clothes up and down the stairs. Whoever decided laundry rooms belonged downstairs clearly never carried an overflowing basket of towels up a flight of stairs. I also have a loft upstairs. Think of it as my bonus room. Gaming room? Absolutely. Home office? Sure. Arts and crafts? Go for it. Kids taking over the television while you desperately seek five minutes of peace downstairs? I was specifically designed for moments like these. Downstairs, I'm pretty open and easygoing. My kitchen flows into the dining area, which flows into the living room. No complicated maze of little rooms just a comfortable, open layout. I also have a half bathroom downstairs. This is important, your guests can use the loo without going upstairs and conducting an unauthorized inspection of your bedrooms. You're welcome. My flooring was replaced in 2019. I have vinyl plank flooring downstairs as well as in the upstairs loft, hallway, bathrooms and laundry area. My bedrooms have carpeting because apparently bedrooms are still allowed to be cozy. Now let's talk about parking. I have a two-car garage, which is especially nice during an Arizona summer when your steering wheel can otherwise reach approximately the temperature of the surface of the sun. You can actually park two cars in there or, like many perfectly normal people, you can fill the garage with boxes containing things you haven't used since 2017 and park your cars in my two-car driveway. I don't judge. My yard is equally uncomplicated. The backyard is granite. That's pretty much it. No grass to mow. No elaborate landscaping to maintain. No backyard botanical garden demanding your attention every Saturday morning. The front yard has a small patch of grass and one shrub on the other side of the driveway. Yes. One shrub. Please try not to become overwhelmed by the landscaping responsibilities. Now, back to my appearance. As I mentioned earlier, I'm not flashy. I'm not newly renovated. I don't have all the latest bells and whistles. There are some beautifully remodeled homes in this neighborhood with gorgeous kitchens, fancy countertops, designer bathrooms and shiny new everything. Trust me, I've seen their Zillow photos. I'm jealous too. But here's where I get my revenge. I'm considerably less expensive. If you're looking for a good, solid, clean and comfortable home and would rather keep more of your money in your bank account than spend it impressing your friends with your rental house, I might be exactly what you're looking for. Will your friends walk through the front door and immediately swoon over your spectacular designer kitchen? Definitely not. But over the next 12 months, you could potentially have about $3,000 more sitting in your bank account because you chose to rent yours truly instead. And personally, I think $3,000 looks pretty attractive. So that's me. Three bedrooms. Two and a half bathrooms. About 1,600 square feet. Two-car garage. Upstairs laundry. Bonus loft. Easy-care yard. Fresh paint. A few battle scars. No illusions about being the prettiest house on the block. Just a good, solid home looking for its next tenant. Thanks for listening to me ramble. The lease term is for a minimum of 12 months but can be longer if you prefers a longer lease. All utilities are paid by the Tenant, the Homeowner doesn't pay for any utilities. The monthly HOA dues are paid by the Homeowner. However, any violations related to Tenant activity such as, but not limited to, leaving trash cans out, parking in unauthorized locations, weeds or general lack of yard maintenance will be billed back to the Tenant The Tenant is responsible for maintaining the front and backyard. Small-medium dogs under 30 pounds are welcome, maximum of 2 dogs. The refundable pet deposit is $300 per dog and there is a one-time non-refundable pet fee of $200 due at move in. Monthly rent is $1800 plus a $25 monthly administration fee, making the total monthly rent $1825. The move in costs will consist of the following: The prorated rent based on your move in date. The security deposit, equal to 1 month to 1.5 months' rent. (determined by the results of your application). Pet deposit and fees, if applicable. A one-time Move-In Administration fee of $175 Smoking anything, is not permitted inside the home.
