Repairs or maintenance must NOT be done without prior approval from the landlord. If repairs or maintenance must be made after the tenant departs at the end of their lease, part or all of the security deposit will be used to cover these costs. 6. Unit keys are given to the tenant, if these keys are lost, a $50 charge will be placed. 7. If, for any reason, a check is returned without having been paid, the tenant will incur a charge of $45, a late fee of $100 (if received after grace period), and the monthly rent. 8. We are able to allow one cat living with the tenant. 9. The length of the lease is negotiable. 10. Under specific circumstances, the landlord is allowed entry during repairs/services, general inspection, abandonment of the unit as well as emergencies (active fires, major flooding, gas leaks, or severe electrical danger).
