Backyard: Step outside your French doors and into a generous, tranquil backyard shared with the property, featuring guava, orange, tangerine, Meyer lemon, and pomegranate trees. The laundry room is located just outside the studio and is available for guest use. The studio is a fully self-contained unit there are no shared interior spaces with the main house. ________________________________________ Other Things to Note This studio is the ADU unit located at the rear of a 3-bedroom house on the same property. The front house will likely be occupied by separate guests or tenants during your stay. There are no shared living spaces between the two units each has its own private entrance and living area. The large backyard area with the fruit trees is a shared outdoor space for all guests at the property to enjoy. Laundry is available in the external laundry room just steps from the studio entrance. Approximately 6 miles to the Oceanside coastline and beach an easy 10-minute drive. Walking distance to nearby shops and restaurants. Quiet, residential neighborhood with minimal street noise. Utilities are included but tenant is responsible for excessive use of gas, electric, & water utilities above $250/mo. ________________________________________ The Neighborhood The studio sits in Oceanside's San Luis Rey neighborhood a calm, family-friendly area closely associated with Camp Pendleton and well-positioned for both military and civilian guests. Local shops and dining are within walking distance, and you're a short drive from the Oceanside Pier, downtown Oceanside's growing food and brewery scene, and easy freeway access via I-5 and Highway 76. The beach is about 6 miles away an easy 10-minute drive. Located within 5 minutes from the property you have Vons, Ralphs, Starbucks, Walmart, CVS, Lowe's, In-N-Out Burger, Good Mexican Food, 24 Hour Fitness, and much more. ________________________________________ Getting Around Car recommended for full flexibility Easy access to I-5 and Highway 76 Sprinter light rail and Coaster commuter rail accessible nearby Close to Camp Pendleton main gate ________________________________________ This house is being offered as a fully furnished mid-term rental available for a 1 - 12 month stay. It comes with towels, bed linens, and a fully set up kitchen, similar to what you'd expect at an Airbnb property. All utilities are included with the monthly rent (with a $250 monthly cap on utilities). House Rules *No Smoking. * No parties. *Strict Noise Limitations, especially after 10pm. This is not a party Pad. *The property is not to be used for parties or special events without prior written consent from host. *Pet Policy Dogs and cats are welcome at the property. We charge a pet fee of $250 (for 1 pet) and ask that they have had a recent flee treatment (within 2 weeks of your arrival date). Pet owners are required to keep pets flee free while staying at the property. We also ask that you do not allow them on any of the furniture or beds and that you pick up all pet waste from the property and dispose of it in the trash. These rules also apply to "service animals". Please indicate that you will be traveling with your dog/cat when you send your reservation request. If you're traveling with more than one pet or different types of pets please discuss this with the owner before booking. *We strongly recommend that all our guests obtain Travel/Renters Insurance to cover unforeseen incidents that might prevent you from traveling during your scheduled dates. We cannot provide refunds that fall outside of our cancelation policy period. *The property is being operated (Managed) by Costa mgmt, LLC. Guests are permitted to use the property starting at 3 PM on the first day of their stay until 11 AM on the last day of their stay for all confirmed reservations that have been paid as agreed to. Guests do not have any rights to the property as "tenants" as described by CA law. By booking this property guests agree to these terms. Trash Day Trash is picked up every Thursday morning. Please put the large trash, recycling, and yard waste bins out at the curb Wednesday evening so they can be emptied Thursday Morning. Street Sweeping Please be advised the City does Street Sweeping on the 1st and 3rd Tuesday of each month. There's no parking on the street 9AM-1PM on these days. If you leave your car on the street during this time it may be ticketed.
