TERM: The premises are rented for 12 months. Upon expiration of the current lease term, a new (continued) one-year lease will be required. RENT: Tenant agrees to pay $ 3,300 per month for the term of the Agreement. SECURITY DEPOSITS: Tenant will pay $ 3,300 as a security deposit. If tenant has a pet approved by the Landlord, a separate security deposit of $500 will be paid. The Security deposit will be paid to the landlord on the day the lease agreement is signed. UTILITIES: Tenant will pay for his Water, Electric and Gas services. The Landlord pays for garbage and sewer services. Tenant agrees to pay the landlord $400 every month (on the last day of each month) for Water, Electric and Gas utilities. Electric and Gas Utilities: There is one Electric bill for all units on the property. Each unit has a separate Electric meter, which will be used to measure the unit's electricity consumption (Electricity Attached Unit Electricity usage as measured by the Unit's electricity meter). At the end of every month, tenant shall provide the Landlord a reading of their electricity meter (tenant shall send the landlord a picture of the meter reading). Every month, Landlord will calculate based on the Electric meter reading and PG&E Bills the tenant's exact cost and will let him know. Water Utility: There is one Water meter and one Water bill for all units on the property. The calculation of the water cost is based on the number of people living in each unit and is calculated as a proportion of the total occupants. Landlord will calculate the tenant's exact cost based on the monthly Water bill received from the Water company and will let him know. Every month, Landlord will calculate based on the meter reading, PG&E and Water Bills the tenant's exact cost. If the tenant's total utility services cost is higher than the $400 he paid, tenant shall pay the Landlord the difference immediately upon Landlord's request. If the tenant's total utility services cost is lower than what he paid, the difference will roll over to the next month. At the end of the lease period, Tenant will be reimbursed or owe the Landlord the difference between the amounts they paid versus their actual costs.
